Why is there such a wide price spread in Edgewater?
The spread comes down to three things: whether a building sits directly on the bay, how large the residences are, and whether you are buying today or years ahead of delivery. Direct bayfront, larger layouts and branded or ultra-luxury service push pricing up. Inland sites, compact floor plans and early pre-construction pricing bring it down.
ELLE Residences shows the compact end: residences from 450 to 855 square feet, delivered fully furnished, with a rental program option. HQ Residences sits a step up, with 229 residences from 723 to 1,598 square feet. Aria Reserve is larger again, from 1,028 to more than 3,000 square feet, and it is on the water. Villa Miami is a different product altogether, with full-floor and half-floor residences, a two-level penthouse with a private pool, and a Major Food Group restaurant and bar.
The other variable is time. A pre-construction price is a price for something that does not exist yet, paid in deposits over the build. A delivering building’s price is for a finished product you can inspect. Those are not the same risk, and they should not be compared as if they were.

That gap is the core of the Aria Reserve story. It is a large twin-tower development, 62 stories each, designed by Arquitectonica and developed under The Melo Group. You are not buying a boutique branded experience there. You are buying bay frontage, floor-to-ceiling glass in every residence and more than two acres of amenities at a price point where the numbers still work for an end user or an investor. That is a value play, and it is the right way to think about it.
At Villa Miami, the bay comes with a very different product: half-floor and full-floor residences, a private marina with boat docks, a rooftop helipad and over 20,000 square feet of amenities.
